Guaranteed Rent

Euro Stars offers a guaranteed rent scheme, providing a full property management service to landlords ranging from single properties to entire portfolios, and are able to offer the following benefits:

No Management Fees

When we take on a property we provide a full management service, we deal directly with the tenants so you don't have to, and we don't charge anything for the service.

1 to 3 year Lease

Signing a lease for a fixed period gives you added security, meaning you can relax in the knowledge we will be managing your property and paying you rent for 3 or 5 years whether the property is occupied or not.

Fixed Guaranteed Rent during term of Lease

If you give us a property to rent under the Guaranteed Rent Scheme you can have the peace of mind that you will receive your rent from us for the entire period of the lease. You will not have to worry about tenants falling into arrears with their rent, or for periods where the property is unoccupied, we pay you regardless of the situation.

Guaranteed Vacant Possession

On completion of the lease period if you decide you want your property returned we take responsibility to re-house the tenants and guarantee the return the property with vacant possession.

Costs

There is a simple, one off administration fee on commencement of the lease of £150 to cover the costs of placing your property on the leasing scheme. A renewal fee of £150 will apply on the renewal of the agreement.

Preparing your property for rental
Listed below are points that will need addressing prior to you letting your property:

Euro Stars are official Energy Performance Certificate Issuers who actively promote Eco-friendly housing.

All we need from Landlords to get started is:

  • Gas Safe Safety Certificate (renewed annually)
  • NIC EIC Electrical Safety Certificate (required as stated on certificate)
  • Buildings Insurance Certificate which must state DSS or temporary housing accommodation (required annually)
  • TR1 / Land Registry Form (required initially)
  • Proof of planning permission for all converted flats, extensions etc.
  • 3 sets of all keys (including windows, front and back doors and letter boxes)

Items Landlords should consider:

  • Consents - Have you applied for consent to your Lender, Freeholder etc.
  • Mail - Arrange for the redirection of your mail with the Post Office.
  • Cleaning - Make sure the property and gardens are clean and tidy.
  • Furnishings - Make sure that all agreed furnishings are in place and have the correct fire labels.
  • Fire Safety - Mains wired smoke alarms
  • Insurances - The Landlord must have insurance covering 'Temporary Housing Accommodation'. It is important that the insurer is aware that the property is to be let otherwise upon making a claim, you may well find that your policy is invalid.
